If you are selling, it helps to gather a clear photo of that label, along with a few up-to-date photos of the tank itself and the surrounding setup. If you are buying, those are good items to ask for early in the process.

It also helps to gather any paperwork you may already have. That might include service records, installation paperwork, inspection documents, or photos from when the tank was installed or replaced. Even a few clear photos showing the tank, oil line, fill and vent arrangement, and nearby area can be useful.

The main goal is simply to make it easier for everyone to understand what is there and whether anything may need a closer look.

For sellers, a good checklist includes:

  • the approximate age of the tank, if known
  • any service or inspection paperwork
  • a few clear installation photos

For buyers, it helps to ask for those items during the conditional period instead of waiting until the final days before closing.

It is also worth paying attention to the basics. If the label is unreadable, the tank age is unclear, there are visible signs of rust, or parts of the setup do not look quite right, those are the kinds of things that are better looked at sooner rather than later. In many cases, the issue is not a major problem at all — it is simply missing information.
